With over $150 million in career sales and more than 330 transactions under her belt, she brings unmatched experience and hustle to every deal.

Dawn grew up in Metropolis, Illinois and attended Western Kentucky University on a women’s golf scholarship, earning both a Bachelor’s degree in Public Relations and a Master’s in Recreation & Sports Administration with a focus in marketing and branding. She began her real estate career in Bowling Green before returning to Paducah in 2015, where she hit the ground running under the mentorship of the late Mike Falconite—one of the region’s most respected developers. Within two years, she rose to become Principal Broker at Falconite Development Group.

In 2019, Dawn launched Arnold Realty Group, growing it from a team of three to a powerhouse of 15 top-tier professionals. Under her leadership, ARG has become the #1 commercial brokerage and a consistent top-5 residential firm in the Western Kentucky MLS. Her strong relationships with local leaders, developers, and fellow agents often make her the first call for “the scoop” on new developments and listings in the area.

Beyond her transactional success, Dawn brings deep knowledge of construction, buildouts, and real estate marketing. She collaborates closely with buyers, sellers, investors, and developers to create long-term value and personalized real estate strategies.
